How Far Ahead Should You Speak to an Estate Agent?

“We’re not ready yet… but we’re starting to think about it.”

It is one of the most common things homeowners say. And yet, many people delay speaking to an estate agent because they feel it is “too early.”

They worry about being pressured. They assume an agent will only be interested if the house is going on the market immediately. Or they believe there is no point having a conversation until they have fully decided to move.

In reality, the opposite is often true.

The strongest, smoothest property sales usually begin long before a home is listed. They begin with clarity.

The Myth That You Should Wait Until You’re “Ready”

Many sellers only contact an estate agent once they have mentally committed to moving. Sometimes they have already found another property. Sometimes they are under time pressure. Occasionally, they are reacting to a sudden change in circumstances.

When this happens, decisions are made quickly. Pricing may be rushed. Preparation is squeezed into weekends. Stress levels rise.

By contrast, when sellers speak to an agent earlier in the process, everything tends to feel more controlled.

How Far Ahead Is Sensible?

There is no universal rule, but a helpful guideline is this: speak to an agent as soon as you start thinking seriously about moving.

For some homeowners, that might be six to twelve months before they plan to act. For others, it may be when they begin browsing property portals “just to see what is out there.”

It is also sensible to speak to an agent before making financial commitments, before offering on another property, and before assuming what your home is worth.

Even if your plans change, you will have gained useful insight into your position.

Early Does Not Mean Immediate

A good estate agent understands that timing is personal.

Not every conversation leads to a listing next week. Sometimes it leads to a move months later. Occasionally it confirms that staying put is the right decision for now.

That is perfectly fine.
